At MWC, our guarantees are designed to give you peace of mind, clarity, and additional support throughout your home buying and building journey. While we stand behind every promise we make, it’s important to outline the scope and limitations of these guarantees.
1. Role of MWC
MWC acts as a facilitator between clients, builders, and land developers. We do not build homes or sell land ourselves. All contractual obligations for construction and land settlement rest directly with the contracted builder and/or developer. Our guarantees cover only the services, rebates, and support we provide, and do not override or replace the builder's or developer's contractual responsibilities.
2. Scope of Guarantees
Locked-In Low Deposit Guarantee applies only to the total funds to complete (“FTC”) figure provided by Simplii Finance, based on the final contract price of the house and land package secured with a holding deposit. It does not apply to sample figures, marketing estimates, or any amounts provided by an MWC representative. The FTC figure accounts for eligible grants, builder waivers, stamp duty, and verified legal fees from the buyer’s nominated solicitor where applicable. Buyer-requested changes, ineligibility for grants, undisclosed information, or valuation results may increase the funds required. Property valuations are arranged by lenders and conducted by independent third-party valuers. Where a valuation is lower than the agreed contract price, the lender may reduce the loan amount and the buyer may be required to contribute additional funds. To qualify for this guarantee, finance must be arranged through our preferred brokers at Simplii Finance. MWC cannot guarantee funds to complete if other lenders, brokers, or non-affiliated partners are used.
The Fixed Price Turn-Key Guarantee covers only the inclusions itemised in your signed build contract. Substitutions may occur if a listed product is unavailable; replacements will always be of equal quality and standard. Additional site costs may apply if soil conditions, engineering, or land requirements vary from standard assumptions. Price increases may apply if land registration is delayed beyond the contract timeframe, as provided for under standard build contract clauses. Some packages may exclude items if requested or required to reduce prices in order to meet the buyer’s budget needs or remain within government grant/scheme eligibility price caps. Off-site service authority upgrades, unforeseen developer or vendor charges, and any items not listed in your build contract are excluded. It is the buyer’s responsibility to review and confirm all inclusions before signing. By signing the contract, the buyer confirms they are satisfied the package meets the fixed price turnkey requirements. MWC and our representatives cannot be held liable for the terms of the build contract signed directly between the buyer and the builder, including any changes, exclusions, or variations agreed upon in that contract.
No Build Deposit Guarantee applies only to our partner builders who have formally agreed to waive the standard build deposit that is typically required prior to finance approval. This allows you to secure your build contract without needing to contribute additional funds beyond the confirmed funds to complete (“FTC”) amount. Separate land deposits required by developers or vendors may still apply, as these are independent of the builder’s requirements. In some cases, MWC may offer exclusive or limited release opportunities with certain builders or vendors where a build deposit or holding deposit is required to secure the property. These opportunities are always optional and will be clearly identified upfront. Choosing to proceed with any property that requires a build or holding deposit is entirely at the buyer’s discretion.
On-Time Build Guarantee provides financial support of $200 per week if your builder fails to complete construction within the build timeline specified in your signed contract, up until the practical completion date or a maximum of $5,000, whichever comes first. This guarantee applies only to delays caused directly by the builder and excludes delays outside the builder’s reasonable control, including weather events, government or council approvals, inspections, trade or material shortages, buyer-requested variations, or delays caused by lenders, solicitors, developers, or third-party service providers.
Build Protection Guarantee is supported by the builder’s statutory structural warranty and the maintenance obligations set out in your signed build contract. These warranties and obligations are provided by the builder under relevant state legislation and apply for the periods specified in the contract. MWC’s role is to assist in communication and resolution with the builder, not to carry out or guarantee repairs directly.
Free Service Guarantee applies strictly to the services provided by MWC. You will never be charged a fee by MWC for our guidance, support, or coordination throughout your home buying and building journey. Our role is to connect you with the right land and build solutions, and we are compensated directly by our builder and developer partners. This guarantee does not remove or replace the normal costs associated with purchasing and building a home. Standard expenses such as lender fees, solicitor or conveyancing fees, government charges (e.g. stamp duty, registration, titles), builder costs, developer fees, and any other third-party costs remain the responsibility of the buyer.
$10K Deposit Boost Guarantee is provided as a rebate from MWC, funded via commission received from our partner builders or developers. The Deposit Boost applies once you are eligible, formally approved, and proceed with a qualifying home purchase through MWC. The Deposit Boost is provided as a gift, not a loan — it does not accrue interest and does not require repayment once conditions are met. Retaining this gift is contingent on the buyer receiving formal finance approval and completing both the land purchase and the construction of the home with one of MWC’s partner builders, in accordance with the signed land and build contracts.
The Builder Confidence Guarantee applies only if a builder fails to deliver under contract. In this situation, MWC will assist by providing guidance and the details you require to liaise with the relevant state building authority. Financial support of $200 per week (capped at $5,000) will be provided until your build is resumed or alternative arrangements are in place. All entitlements and outcomes under Domestic Building Insurance rest solely with the insurer or the relevant authority, not with MWC.

All financial support provided under our guarantees is strictly capped at the stated amounts (e.g., $5,000 financial support, $10,000 Deposit Boost). Guarantees are valid only when confirmed in writing as part of your package documentation. Quotes and guarantees are valid only within their stated timeframe and may be adjusted if builder pricing, government schemes, or market conditions change outside MWC's control.
5. Consumer RightsThese guarantees are provided in addition to, and do not override, your rights under Australian Consumer Law, Domestic Building Insurance, or statutory builder warranties.
